The project scope consists of a phased renovation of the mechanical, electrical, plumbing and fire protection systems for this century old centerpiece of the Columbia University campus. The Library was designed by the firm of McKim, Mead, and White and is designated as a New York City landmark building.

The initial phase included a master plan for system replacement, in conjunction with architectural and structural improvements.

The second phase, consisted of the replacement of systems serving the West Wing, as well as the MEPF infrastructure, including upgrade of the main electric service, originating from a separate part of the campus, and routed to the basement of Low Library.

Future phases will include restoration of the remaining wings, as well as provision of new air conditioning and lighting systems for the Rotunda.
