During the Koch administration, AltieriSeborWieber, then John L. Altieri Consulting Engineers, was retained to add central air conditioning to the mayor's residence for the first time. In order to minimize disruption to the historic structure, a system of fan coils was chosen to serve the historic rooms of the original house. In the Wagner Wing, which is used for public ceremonies and receptions, a more conventional system was used consisting of local 4-pipe air handlers.

The program for the Mansion has changed. It no longer serves as the residence for the mayor. The Mansion has recently undergone an interior restoration.

AltieriSeborWieber was retained to upgrade and renovate the HVAC system. The chiller and boiler plant were replaced in their entirety. New water-cooled chillers and gas-fired boilers were installed. The air systems were improved and will now provide museum grade conditions in several areas of the building to protect the displayed art work. The new air handling units incorporate gaseous-phase filtration and humidifiers.

Existing fan coil units were replaced to provide both heating and cooling on a year round basis. The new direct digital control system links controls in the original house with the Wagner Wing controls.

The Mansion will continue to be used for public functions hosted by the City, but will also serve as a guest residence for visiting dignitaries.

In addition, the Mansion now houses art and antique furniture on loan from several of the City's museums. As part of ASW's responsibility, is assessing the ability of the original construction to accept a humidified environment.
